South Austin

Where the Hill Country takes over in the south and Southwest — the Violet Crown Trail winds thirty miles to Zilker Park, the Veloway belongs to cyclists alone, Circle C schools are among the city's best, and the living is spacious, rooted, and real. Loads to do outside- every day is an adventure here.

South Austin begins where the city starts to let go.

Cross 290 heading south and something shifts. The density loosens. The terrain asserts itself — rolling limestone hills, stands of live oak and juniper, creek beds that cut through neighborhoods like quiet reminders of what was here first. This is not the Austin of downtown towers or South Congress boutiques. This is the Austin that still feels like Texas — spacious, unpretentious, and grounded in the land it sits on.

And yet it is anything but remote. The communities south of 290 have matured into some of the most desirable family neighborhoods in the metro, offering a quality of daily life that is difficult to match at any price point: excellent schools, an extraordinary trail system, and the kind of space — both physical and psychological — that allows families to build lives rather than just maintain them.

Circle C Ranch is the anchor of this part of the city, and for good reason. The community’s parks, pools, sport courts, and miles of internal trails create the infrastructure of a neighborhood that was designed around how families actually live. The schools here are a significant draw — Circle C is zoned to Kiker Elementary, Gorzycki Middle School, and Bowie High School, a combination that carries real weight among Austin families who have done their homework. Gorzycki, in particular, has earned a strong academic reputation, and Bowie is widely regarded for its academic strength, competitive athletics, and a campus culture that parents speak about with genuine appreciation. For those relocating to Austin with school-age children, the Circle C zone is often where the search begins — and frequently where it ends.

Shady Hollow, just east of Circle C along Brodie Lane, offers a similarly family-oriented experience with its own distinct character — a well-established community with mature landscaping, a private swim center, and a quieter pace that appeals to those who prefer their neighborhood a little less master-planned and a little more lived-in.

Further west along the 290 corridor, Oak Hill offers something that has become genuinely scarce in the Austin market: land without strings. Many properties here carry no HOA restrictions — a rarity that gives homeowners the freedom to build, expand, garden, or simply let the land be what it is. The lots are generous, often measured in half-acres and full acres, shaded by the sprawling live oaks that gave the area its name. The landscape here is unmistakably Hill Country — deep green canopy, limestone terrain, native grasses — and yet downtown Austin is fifteen minutes away. Oak Hill Elementary recently completed a full modernization through Austin ISD’s 2022 Bond program, with updated flexible learning spaces, enhanced technology, and a renewed campus that reflects investment in the area’s future. For those who want space, privacy, and the freedom to shape their property on their own terms, Oak Hill is one of the last places this close to the city where that’s still possible.

The outdoor infrastructure south of 290 is where this part of the city truly distinguishes itself. The Violet Crown Trail is the centerpiece — a regional trail system that, once its current expansion is complete this summer, will stretch thirty continuous miles from its Mile Zero Trailhead at Zilker Park southward through the Barton Creek Greenbelt, past Sunset Valley, through city water quality protection lands, past the Lady Bird Johnson Wildflower Center, and deep into Hays County. What makes the Violet Crown remarkable is that it connects the city’s entire southwestern park system into a single unbroken thread: you can step onto the trail behind Barton Springs Pool and walk through urban wildlands all the way to the Hill Country without ever crossing a road. For South Austin residents, it is not a weekend excursion. It is the backyard.

And then there’s the Veloway — a 3.1-mile paved loop tucked into the greenbelt near Circle C, reserved exclusively for cyclists and inline skaters. No cars. No pedestrians. Just smooth asphalt winding through a landscape of live oaks and native grasses. It is one of those Austin secrets that locals guard quietly, and it speaks to the kind of thoughtfulness that defines South Austin’s relationship with the outdoors.

The Lady Bird Johnson Wildflower Center, operated by the University of Texas, sits at the southern reach of the Violet Crown Trail and serves as both a botanical destination and a philosophical anchor for the area. Its gardens, research programs, and community events reflect a commitment to native landscapes and ecological stewardship that mirrors the values of many South Austin residents — people who chose this part of the city precisely because it maintains a meaningful connection to the natural world.

The market south of 290 offers something that few other parts of Austin can: generous homes on generous lots, at initial investments that often feel remarkably well-calibrated given the quality of schools, outdoor access, and community infrastructure. Properties range from updated family homes in Circle C and Shady Hollow to newer construction in communities further south along Manchaca Road and Slaughter Lane, to acreage properties in Oak Hill where the Hill Country character of the land is the primary draw. For those whose priorities center on family, nature, and a sense of place that feels earned rather than curated, South Austin beyond 290 is a conversation worth having early.

If this part of the city speaks to you, I’d welcome the chance to explore what’s available — and what might be coming next.
